New Harmony Ranch is one of the largest fully entitled residential development opportunities in Southern Utah: ±465.61 acres (per county records) at Highway 144 and Interstate 15 in New Harmony, Iron County, approved for a 547-unit master-planned resort community. The Tier III New Village designation, A-20-to-SPA rezone, and Development Agreement with Iron County were secured in 2024 following a unanimous Planning Commission recommendation, vesting development rights across five residential districts plus commercial density in a village center.
The sale conveys the land, all entitlements and vested rights under the Development Agreement, and 297 acre-feet of senior-priority (1934 and older) water rights through the Central Iron County Water Conservancy District — the scarcest input for development in this corridor. Water delivery is already engineered: a 2025 design lays out approximately 13,100 linear feet of 18-inch transmission main tying into an existing CICWCD well with reported surplus capacity, two candidate gravity tank sites, an existing on-site well, and an identified secondary well site. A special service district framework is in place to support buildout.
