The site offers approximately 1,547 feet of frontage along Powerline Road and 1,437 feet along FM 2977, with existing access via a gravel drive on Powerline Road. The property is not currently served by on-site utilities; however, Fort Bend County MUD 162 is located nearby and has capacity to extend services, subject to annexation. The tract is outside of the floodplain, contains no wetlands, and is unencumbered by easements. Powerline Road is included in the 2023 Fort Bend County Mobility Bond and is planned to be widened from two to four lanes with curb, gutter, and drainage improvements. Additionally, TxDOT has proposed widening FM 2977 from two to four lanes with raised medians, further enhancing accessibility and long-term development potential. The property is surrounded by active and planned residential growth, including multiple new communities, nearby Lamar CISD schools, and significant future residential development in the immediate area, positioning the site well for long-term commercial or mixed-use opportunities.
