Résumé de l'annonce
This is a chance to own a real piece of Battle Mountain history. The Lemaire Building has anchored the corner of Front and Broad Streets since 1866, when A.D. Lemaire & Sons ran it as a general store, and it has been part of the town's story ever since. The offering is two parcels together: the building at 6 W Front Street (APN 002-078-02) and the adjacent lot at 80 W Front Street (APN 002-078-01), about 0.82 acres in all, right in the heart of downtown.
The building is a two-story brick structure of roughly 10,618 square feet. The ground floor was the original store, and there's an apartment of about 2,241 square feet upstairs. It grew over the years, with additions in 1867, 1976, 1986, 1989, and 1994. It sits vacant today and is ready for someone with a vision, whether that's a careful restoration, an adaptive reuse, or a larger redevelopment that puts the extra lot next door to work.
The seller, the Lander County Convention & Tourism Authority, has already done a good deal of the homework. The data room includes Phase I Environmental Site Assessments on both parcels, a structural evaluation, a hazardous building materials survey, and a ground-penetrating radar survey of the 80 W Front lot. I'd encourage any buyer to read through all of it, because the reports do flag a few things to plan around: deferred maintenance on the building (mainly the roof and envelope), asbestos, lead-based paint and mold inside, suspected underground storage tanks left on the vacant lot, and a FEMA flood zone (AE) designation on the building parcel.
There isn't a set asking price. The seller is open to offers and genuinely wants to find the right buyer for a building that means a lot to this community. If you've been after a downtown project with real character and room to grow, this one is worth a closer look. Reach out anytime and let's talk it through.
