Lease option to purchase structured at a 4% annual appreciation on the purchase price, initially on a 2 year term. This means an 1031 exchange investor can own $14 Million in real estate for only $3 Million down, receive $360,000 annually for 2 years, and sell the property back to current owner for $10,816,000 plus closing costs in 2028.
