DESCRIPTION
The Property is an approximate 20-acre site located in the northwest corner of the intersection of Bozeman Road and Reunion Parkway in the City of Madison, Madison County, Mississippi. The Property has approximately 725 feet of frontage along Bozeman Road and 1,200 feet of frontage along Reunion Parkway. Bozeman Road is a primary arterial road within Madison County that lies west of and parallels I-55 North. Bozeman runs south through the cities of Madison and Ridgeland to I-220 over eight miles to the south. Its name changes to Highland Colony Parkway in the City of Madison. Bozeman continues north through the city of Gluckstadt for approximately six miles where it terminates into Highway 22. Its name changes at Gluckstadt Road to Catlett Road. Bozeman carries approximately 15,000 vehicles per day south of Reunion. Construction has begun for the widening of Bozeman Road from Hwy 463 to Gluckstadt Road to accommodate the increasing traffic along this corridor. Reunion Parkway currently travels west into the residential growth zone of Madison County, anchored by the 2,100-acre Reunion residential development. Due to the extensive traffic at both the Madison exit to I-55 two miles south of the Property and Gluckstadt Road one and one-half miles north of the Property, the City of Madison and Madison County are under construction of an extension of Reunion Parkway east to a new exit to I-55 that is currently under design. Thenew interstate exit is planned for completion in 2028. The completion of the new interstate exit will relieve pressure from both the Madison and Gluckstadt exits to I-55 and alter this corner into a rare and significant intersection of two primary arterial roads, prime for the development of a neighborhood retail center to serve this high growth area of Madison.
