CBRE is pleased to offer for sale the United Pacific Master Lease Portfolio, which is comprised of 13 sites across California.
With an average operating history of ±42 years, the sites were originally part of a 2014 Sale-Leaseback. The sites are
subject to a ±8.5-year absolute NNN master lease with a 7.50% rent increase in 2029 and three, 5-year options to renew
(see page 14 for option rent increases). Each of the sites are well-positioned with excellent access and visibility throughout
three major California markets (Los Angeles, Riverside & San Diego). The offering provides investors an opportunity to
acquire a portfolio of well-established gas station sites with high barriers to entry for competitors and strong underlying
intrinsic value. The offering also provides investors the benefit of fee simple ownership of the building and land, allowing
for the potential benefits of bonus depreciation.
Headquartered in Long Beach, California, CF United LLC (the Company or United Pacific) operates approximately 675
retail gas stations and convenience stores under the brands of Rocket, United Oil, United Pacific, Alta Convenience and
Petro-Mart in 11 states.
