Positioned in the heart of Appalachia, the Hog Lick Appalachian Mega Site offers a rare, fully entitled ±300-acre data center development opportunity with an additional ±350 acres of expansion land. Located in Fairmont, West Virginia, this site is engineered for speed-to-market and minimal development risk, supported by robust infrastructure and strategic energy solutions. Adjacent to two FirstEnergy substations (138kV) and within 6 miles of three more substations (including 500kV), the property is primed for scalable power delivery. Bedford Management Partners has committed to financing and operating a “behind the meter” energy solution, delivering 100MW of power within 24 months and scaling to 1GW through phased development. The site features Jenbacher JMS 624 engines with N+1 redundancy and hydrogen-natural gas blending capabilities for reduced emissions and enhanced reliability. A Hope Gas pipeline crosses the site, and nearby EQT/Equitrans lines support future expansion. Connectivity is exceptional, with proximity to a 400Gbps Segra fiber port and major data users in the I-79 Technology Park. The site is also within 200 miles of Northern Virginia’s data center corridor and 152 miles from Columbus, OH. Cooling infrastructure includes a 12-acre pond and a geothermal heat sink from an adjacent water-filled coal mine, offering significant operational savings. With no zoning restrictions and inclusion in a TIF district, the site benefits from West Virginia’s new microgrid incentives aimed at attracting data centers. Preliminary engineering is complete, and access upgrades are underway, including a new 230' bridge and improved intersections.
