This includes most bar equipment and refrigeration, tables and chairs, etc. It has a huge, almost brand new walk-in cooler adjacent to the bar and is very convenient during operations to restock. Everything is newly painted and refreshed, and it meets current occupancy and health code rules. On-site and included in the rent is a completely equipped restaurant kitchen, housed in a large converted Airstream trailer. It has an eleven-foot hood, with two double natural gas commercial fryers, a natural gas 36 inch chargrill, natural gas burners, and a flat grill. It has commercial refrigeration, a food warmer, triple sink, grease trap, food prep area, storage space, a convection/microwave oven, and toaster ovens. It has much of the equipment and is capable of turning out virtually any menu. The bar itself has innovative architecture made from shipping containers, with tall steel masts and steel outriggers and a system of canopies and sails that makes the venue look like a sailboat race that is about to start. A giant arched roof over the stage and seating area provides protection from sun and rain and offers incredible acoustics. The bar is big, comfortable, and informal. It is the kind of place that you can come and kick back and relax in outdoor type setting. This venue also has the potential to be the go-to live music venue for the entire area, especially if augmented by a competent food service program and professional bar service and operation. It can easily handle 500 or more patrons for live music shows and has a professional stage and backstage area. Texas City is a prosperous, family-oriented community with almost 50,000 people, with high employment. It is under-served by quality bars and restaurants. 6th Street (the venue location) is the historic downtown, which has recently been redeveloped by the City with new paving, parking, street lighting, parks, museums, and event/festival venues, coupled with very active economic development and promotion by the City. New bars and restaurants are opening on the street. The Icehouse is 45 minutes from downtown Houston, 6 blocks off Galveston Bay/Texas City Dike, and 15 minutes from Galveston.
