Most of the land parcels available in this park are exactly 0.50 Acre and some pieces of land have combined (2) 0.50 Acre lots to have a 1 acre lot total. This piece of land is also unique in the fact that it is oversized to 0.5754 Acres which gives you some extra space on this property. The industrial park association fees are extremely affordable, only about ~$500/yearly. If you take a look around the available industrial properties in the Sarasota/Bradenton areas you will find that there are not many available for sale and the ones that are, are extremely expensive. Some of these industrial buildings are in rough areas, old buildings, the buildings are too small or too big or the warehouse/office size ratio is off. The value is really in the land on any of these industrial properties as you can build exactly what you want and how you want it. Finding decent land or even a completed industrial building in a centrally located area that is nice is near impossible to find. Concrete and steel buildings can be purchased from anyone, but you cannot get the land just anywhere. The cost of this land + the cost of construction is actually less than the completed industrial buildings. Building material cost is also down by alot compared to 2-3 years ago with the shortage of materials during the pandemic. *Please note - Some of the images may show that the land is cleared and has just grass on it. Those images are old and the land will need to be cleared in order to bring it back into a mowable condition. In 2021 I hired a company to clear the land and it was extremely affordable.
