Seller Financing Available at List Price: The seller is offering $3,095,000 in first-position financing at 5.25% fixed interest, structured with 24 months interest-only payments to support the lease-up period, followed by 30-year amortized payments through a 5-year balloon. Buyer equity required at closing is $1,000,000 plus closing costs. This financing structure materially improves day-one cash-on-cash returns and aligns seller and buyer through the stabilization period. Smith River RV Park is a 122 (RV) + 5 (Tent) site riverfront outdoor hospitality investment offering full-hookup RV sites plus 5 tent sites on ±74.41 acres along the Smith River in Henry County, Virginia — with approximately 3,200 feet of prime river frontage. This is a scarce, irreplaceable natural asset in a high-demand outdoor recreation corridor. The park is currently 44% occupied with 52 long-term tenants and 2 transient bookings in place, plus 11 additional long-term move-ins on deck — providing a stabilized monthly cash flow base while leaving 66 sites of remaining runway. The path to stabilization is operational: improved transient marketing, rate optimization, and digital booking optimization — with no redevelopment required. The property includes a 5,000 SF general store with liquor license, a 1,200 SF updated bathhouse with coin and app-pay laundry, on-site management and maintenance staff, and a CampSpot booking system already in place. Major infrastructure upgrades were completed in 2020, with county water and sewer to all sites and underground electric service throughout. Adding further upside, the ±74.41-acre parcel includes excess land currently used for warehouse and storage — with potential to add 60+ additional RV sites without acquiring new land or installing new infrastructure. This expansion runway represents a compelling second stage of value creation beyond simple lease-up. The Smith River is a premier regional recreation draw known for trophy trout fishing, kayaking, and tubing, attracting visitors from Virginia, North Carolina, and beyond. Located just 8 miles from Martinsville on Route 220, with nearby Philpott Lake and Dam anchoring additional outdoor recreation demand year-round.

Rare opportunity to invest in a ±1,515-acre stunning recreational resort property located on the Virginia/West Virginia border with an income producing outdoor resort. From breathtaking mountain top views down to the easily accessible New River, this scenic property has so much to offer. Centrally located between Virginia, West Virginia, North Carolina, Ohio and Pennsylvania, this resort is within hours of population centers such as Charlotte, NC, Richmond, VA, Washington, DC, and Huntington, WV. Effectively “a privately-owned state park,” this all-season resort opened several years ago as a campground. With 42 RV sites, luxury yurts (which is a circular wood framework tent covered with canvas), and numerous wilderness campsites, this beautiful, wooded property has facilities in place and can accommodate further RV/camping-oriented expansion. Approvals are in place for 23 cabins/treehouses on the Virginia side, while the West Virginia side offers an abundance of expansion opportunities. A newly paved 2-mile road provides easy, scenic access to the property off of Highway 460 along the New River. In addition to campground/RV facilities, millions of dollars' worth of infrastructure have been added to diversified streams of revenue, such as the Amish-built timber-framed wedding and corporate event venue with accommodations, sales of UTV & motorcycle trail passes, a state-of-the-art clay shooting course and 5-stand clay shooting, river outfitters, and facilities for large camping-oriented gatherings, events and festivals. Located on one of the rare, secluded stretches of the New River unaffected by the noise of freight trains, the resort offers guests world-class fishing and world-class motorsport riding. Over 60 miles of interlocking UTV trails, and approximately 100 miles of single-track trails for dirt bike riding, horses, mountain biking and hiking offer some of the most majestic views the Appalachian Mountains have to offer. The trail systems and training courses continue to provide the ideal setting for enduro, motocross racing, training events and schools hosted by some of the world’s best riders. While investments have been made for future profitability and personnel are in place to run the variety of operations, health issues of key management have limited the time and attention required to stabilize income. This unique scenario presents a rare opportunity for an astute investor.

Campgrounds For Sale

Campgrounds

A campground is an area of land where people can camp overnight, either in a tent or in their car or recreational vehicle. The largest campgrounds consist of a number of back-to-back sites where one can park their recreational vehicle or pitch their tent. Privately run campgrounds as commercial ventures with improved or unimproved sites have been around for decades and have been gaining in popularity.

Are campgrounds or RV parks profitable investments?

Investing in a campground can be profitable, especially if the property is large enough for back-to-back sites. One must consider that a campground's value is directly related to an area's demand for such property. In addition, the cost of running a campground is much less than more traditional forms of lodging. As long as property does not have restrictions on its use, it can be bought at a relatively inexpensive price. However, any changes to zoning or building codes must be followed to ensure safety for guests and protection from liability suits.

Campgrounds are popular with extended stay guests. These are people who will rent a site for consecutive months. The advantage for the owner is that the longer they stay, the more money they spend on amenities such as groceries, electrical hook-ups and in some cases propane tanks which can be refilled at a profit.

Campgrounds can be run by both individuals and corporations. A smaller campground can be managed by a single individual with an on-site residence, which the owner rents out for additional income. In this case, the property owner is responsible for maintenance, reservation records and overall management of the area. A larger campground may include on staff groundskeepers, sewer dump stations, laundry facilities and even entertainment for children. A more complex organization requires the hiring of staff to fill these roles.

Should I purchase a campground?

There are many challenges that campgrounds face in becoming profitable investments. The most notable is increased competition. With the upswing in camping and outdoor activities, such as fishing and hiking, demand for campgrounds has risen. In addition, many state run sites are underfunded causing them to close temporarily or limit use by recreational vehicles. If a corporation buys property near such an area they may be forced to lower prices to compete.

What should I look for in a campground for sale?

When looking at a campground for sale, an investor needs to consider what makes the property unique and how it differentiates itself from other sites. These factors include:

  • - Size and location of site (i.e. availability of sewer dump stations, proximity to highways)
  • - Number of back-to-back sites available
  • - Amenities on site (i.e. tenting areas, playground, laundry area)
  • - Whether the property is shaded or provides some level of privacy for guests
  • - Accessibility to other recreational activities (i.e. hiking trails, beaches)
  • - Whether the property is located within an established campground community with other amenities such as specialty shops, restaurants and clubs for guests
  • - How far the property is from other amenities (i.e. grocery stores, restaurants)

Buying a campground can be a smart investment:

Campgrounds can be bought for a relatively low cost. They are a simple business which require little staff to manage and operate, although it will require some initial investment for cleaning or renovating facilities. They are appealing to people who want a simpler lifestyle that is not dependent on the office for employment.

Campgrounds can be found in rural, suburban and urban areas throughout North America. The appeal of these camping properties is equal across all demographics due to their accessibility and affordability compared with traditional hotels or resorts. Investing in property used by campers is a great form of investing in real estate. Guests are always looking for places to stay and businesses that provide these accommodations may be less at risk than other areas when it comes to economic downturns, since many campers will continue to use the property even if they cannot afford other vacations.
