These machines were upgraded in March of 2,025 with new PC controls, new switches, and new wiring. Also I've done the brakes, rebuilt the dump valves, changed the gear reduction drive fluid on schedule, etc. 2 Milnor 165 lb front load, open pocket type, washer extractors. Recently had dealership install new main bearing housing on one of them. Washroom has a 30 horse Fulton steam boiler, Atlas Copco screw type air compressor with storage tank, and a large debris settling tank. Two 175 lb. load cap. dryers, and two 35 lb. load cap. dryers. Basically the washroom has a large capacity and able to run a much greater quantity of work load than I am currently doing, and with a great deal of mechanical work done it's ready to operate for years to come. So the new owner won't need to worry about being a mechanic. Forklift is a Toyota 3,500 lb. load, triple mast. Recently purchased from Arnold equipment. It has new fluids and filters, tune up, new fuel sending unit, one new fuel injector, and new tires. Building has new TPO / membrane type roof in 2.017. Roof framing structure repair was also done at this time, as well as a new 5/8 cdx deck and insulation board. 9,600 sq. ft. building with freight elevator to access second floor. Second story is basically empty, leaving room for storage of pre-assembled laundry routes, or possibly opening a new retail line that would require a large area. Scratch and dent appliances for example, would be a good selling item with 100% retail markup. 30 days of free training from the current owner are included at the time of sale.
