I have made sure to price this really reasonably. And it’s a good opportunity to build a commercial portfolio at an affordable price. I can work with you. This is a commercial building property situated in Gorham, Illinois. It is two stories; it was an old retail space; most likely a store. I have not had it inspected, but I can tell it needs a facade restore; windows in the front. On the side the windows look decent. Unsure, however. I haven’t seen it or inspected the inside; to determine what it needs done there. Did not have time to look into its History unfortunately. I’m just selling it at a discount; so I can re invest in a home, where I reside. The positive aspects of this are that it’s made of brick a good material & it has been standing for many years. I haven’t been there; it’s sold AS IS. I don’t have an open house arranged; it’s most likely not safe to go there. However, I can tell again the front facade needs restored. Again, it is sold at a discount to account for restoration costs, since I do not know what structural; electrical issues it has etc.. Again; clearly front and front windows need re-done; gutted walls potentially. Some things are intact. Also, I apologize the photos aren’t good. But take a look around the neighborhood on Google Maps; it’s 35 minutes away from commuter trains. Let me know if you have any questions. Accepting offers to sell this immediately. Disclaimer: That is as much as I know and can disclose. Basically unfortunately you know as much as I do about this place nearly; so I cannot be liable to injuries if you go there or for anything it has wrong with it. It’s Sold As Is and I have disclosed what I know about its defects. I would say the walls on the side of the brick building look sturdy not sure (it’s been also directly by the train tracks for many years and it’s still there so I suspect it was well built 100 years ago), having not been there. I originally planned to re zone it, but I can’t afford to fix it, as a college student. I think it would make an excellent store front or warehouse for a business; or if converted and rezoned; obviously an apartment, or a business where you live on site with approval. Maybe an Art studio. Again, I believe Gorham, Illinois is also close to Rivers; and close to driving distance of the Southern US. Which makes this a very attractive location that has most likely withstood high winds in the past. Because, it’s still standing. Again, I am not an expert in property conditions and have not done anything to this place since purchase; so it’s a blank slate.I wasn’t told about its conditions when I purchased it; it was a sight unseen purchase, so please let me know what kind of offers you have and I will work with you. I have it priced higher than I expected it to sell for; so I’m willing to take what I can get. Get it while you still can at this price. These large brick guys don’t come along often at this price point. And I believe it will be here for many more years and so I personally wish I could maintain it. But I would like the town of Gorham to have someone own it who can actually look after it.
