The Property is located at 2825 East Avenue P, Hangar 703, within the boundaries of what is commonly known as the Site 9 campus in the City of Palmdale, California. The Property is near the intersection of Avenue P and 30th Street East and in close proximity to freeway networks that service the Southern California region. The property consists of approximately 18 acres of Aerospace Industrial (AI) zoned land in Palmdale, featuring several improvements such as Hangar 703, which is 422,400 square feet, and Building 716, offering 4,500 square feet of storage. There is also a parking lot with 575 spaces. Hangar 703 includes six cranes with capacities of 5, 10, and 20 tons. The hangar has a high-bay area of about 211,200 square feet, with a hook height of 64 feet and a clearance of 72 feet, suitable for Boeing 747 aircraft. The north and south sides of the hangar each have four floors totaling approximately 26,400 square feet per floor, with the first floor serving as shop space and utility support (52,800 square feet total), and the second and third floors designated for offices (105,600 square feet total). The fourth floor on each side is for storage but can be adapted for other uses. Originally used for aircraft assembly, Hangar 703's fire suppression system includes a deactivated AFFF foam deluge system. If storing fueled aircraft, this system will need to be upgraded, as AFFF is no longer allowed. For other industrial uses, the fire suppression system must be converted or replaced. Proposers must verify the necessary permits and approvals for their intended use. The property also features paved land and aircraft ramp improvements, as well as a common area taxiway to the Air Force Plant 42 entrance, which provides access to its runways. In addition, LAWA does not have an active FAA certification for PMD as a public airport. Given the current low demand for both passenger flights and cargo, no such operations are expected in the foreseeable future. To be considered for this opportunity, interested parties, at the date and time indicated in the RFP document located at the Bonfire link below, must: (1) attend the Mandatory virtual Pre-Proposal Meeting, (2) attend the Mandatory site tour, and (3) submit, via Bonfire, the Mandatory complete and fully executed RFP submittal package including all required document uploads and Bonfire specific submittal requirements. Note that LAWA does not pay real estate broker commissions and any response to this RFP must be made directly by the entity who will enter into the proposed LAWA lease contract as the Lessee. However, broker’s may assist with this RFP on behalf of their client if a signed letter of representation, signed by both broker and client, that includes the following statement: “Any real estate broker services are to be paid by broker’s client (Lessee of proposed Lease) and it is understood that City of Los Angeles, Los Angeles World Airports (LAWA), as Lessor pays no broker or other such commissions and related costs associated with this RFP and proposed lease. Broker and client acknowledge that LAWA may cancel the lease process at any time.” Please note that any lease negotiated with a successful proposer will not be considered final until the Board of Airport Commissioners and Los Angeles City Council approves the negotiated lease, and other governmental approvals are obtained.
