Executive Summary
Village Mews Plaza is a 43,151 square foot neighbourhood retail asset offering stable in place income supported by a diversified mix of service oriented tenants. Anchored by national, medical, food service, and personal care users including Enterprise Rent A Car and Pinecrest Queensway Community Health Centre, the property benefits from a resilient tenancy profile driven by essential daily needs uses and a predominantly net lease structure that provides reliable cash flow and limited operating expense exposure.
The plaza is configured in a highly functional strip retail format with strong frontage, efficient unit layouts, and established tenant improvements that support long term occupancy and operational durability. Several units feature specialized infrastructure including commercial kitchen buildouts and healthcare related improvements, reinforcing tenant retention and reducing future capital requirements. The property also offers future redevelopment potential through an identified excess land area of approximately 855 square metres with MS2 zoning permitting a range of residential and commercial uses.
Situated along Robertson Road in Ottawa’s west end, Village Mews Plaza benefits from exceptional visibility, accessibility, and strong consumer exposure within Bells Corners, a mature and amenity rich community supported by a dense residential population and established commercial activity. Nearby national retailers including Loblaws, FreshCo, and Canadian Tire reinforce the area as a key retail node, while continued federal investment tied to the nearby DND Carling Campus and future Moodie O Train Station is expected to further strengthen long term growth and retail demand throughout the surrounding trade area.

Since 1995, 911 Supply has proudly offered meaningful gear to hard-working Canadian professionals and adventurers alike, to optimize their performance when things are tough and they most need their equipment to work. Their experience and selection will help you prepare for what the world throws at you; whether you’re going out to the mean streets, the mountains, your backyard, or the other side of the world, you’ll have what you need. They serve individuals, companies, and departments throughout all of Canada. Their retail location in Calgary is open six days a week and they strongly encourage you to come in and check them out. They are receiving shipments of new products all the time, and are always happy to help you with any questions you may have.
FAMSAC began in 1969 to help out needy families in the Bells Corners area during the Christmas season. The program has expanded over the years in response to steadily growing demand. FAMSAC is currently providing about 60-80 food hampers to local families every month. In December, special Christmas hampers containing a turkey and all the trimmings are delivered to about 200 homes. Two local grocery stores provide day-old bread and bakery items free of charge. Canned goods are donated by shoppers when they purchase their groceries and by local churches, schools, Scouts, and Guides. For many years, pantry and storage facilities were provided by St. Martin de Porres Church, but we have now moved to a storefront location at 2006 Robertson Road.
Since its establishment in 1979, PQCHC has grown alongside the community it serves, widening its array of services to address broader social determinants of health such as access to primary health care services, employment, housing, education, building community capacity, health promotion, mental health and programs for children and youth.
The Scottish and Irish Store began in 2001, designing and producing products for customers that incorporated their family name coat of arms or clan crest. From those early times, they have grown to two large retail store locations that each have over 6000 square feet of British foods, tartan goods, Celtic jewelry, music, giftware, and a large selection of British and Irish sport-styled clothes. Their goal is to promote the proud British and Irish heritage in Eastern Ontario through their involvement with community events and charities. They raise money each year for the Sens' Foundation of Choice, Roger's House through their Robbie Burns Supper for Roger's House, our Whisky Taste for Roger's House, and of course their Ottawa Senators "Sens" tartan products. Another mission of theirs is to bring a little bit of home to those now living here in Canada.
