East Tawakoni Specialty for Sale

Kenny’s Landing is a rare iconic waterfront landmark and legacy business investment on Lake Tawakoni. The offering includes approximately 38+ total acres: over 10 acres of Sabine River Authority (SRA) leasehold currently operating as a campground and marina, plus an additional 28+ acres of untouched deeded land with frontage on FM 513. Located on the east side of the lake with access from State Highway 276, the property features 35 operational RV pads, each equipped with electricity, water, and sewer. Improvements include a bait shop, fishing dock with a boat-fueling pump (currently not operating), covered picnic areas, a small entertainment stage, public restrooms, parking, and ample room for expansion. Per the owner, the property previously held an approved permit to sell alcoholic beverages. That permit has expired, but the owner believes it can be renewed. Originally established in 1978, Kenny’s Landing has served Lake Tawakoni residents and visitors for nearly 50 years. It offers a unique combination of waterfront access, existing infrastructure, and significant expansion potential other sites lack. The additional 28+ deeded acres provide flexibility for future development, some ideas are boutique hotel or motel operations, faith-based healthcare or mission-oriented facilities, RV park and marina operations, or other uses subject to buyer verification and approval by applicable authorities. Located roughly one hour east of Dallas–Fort Worth, the property is well positioned for recreational, hospitality, organizational, or investment-minded buyers seeking visibility, access, and long-term upside. Buyer and buyer’s agent should verify all information, including lease terms, utilities, marina status, permitted uses, development potential, licensing, zoning, and compliance with all local, state, and regulatory authorities. Owner will divide; however, the 10-acre SRA lease area will not be sold before the 28+ acre tract is sold and closed first.

Hawkins Land for Sale

This property is 20 miles from downtown Tyler and 30 miles from downtown Longview, located one block off Highway 80 and FM 14 between Mineola and Big Sandy. According to TxDOT, the annual average daily traffic along this stretch of Highway 80 and FM 14 each day is approximately 7,000 cars, which makes this an excellent location for a business owner to capture travelers and commuters, looking for a bite to eat in a geographic area where the only other reliable option for a meal is Sonic or the closest gas station. The owners have taken meticulous care in building out this drive-thru business and summer snow-cone stand to help generate traffic and revenues in Hawkins. A new owner could also place an oversized/tall sign on the property that can be seen from the highway to also help drive business. The improvements on this lot include the 12x30 burrito business building with drive thru, and an 8x12 snow-cone building with two parking spots in front. Seller is looking to sell everything as a turn-key operation. The business has closed and equipment mostly sold; seller is also trying to sell the snow-cone building separately. This community offers tourism from nearby larger towns, like Longview, Tyler, Dallas, and even Waco and central Texas. Hawkins has a Brookshire's, Dollar General, NAPA and an ACE Hardware in the city limits and a few miles west off Highway 80 is a hidden gem: the pristine Lake Hawkins, where there is a county owned RV park and swim beach that is maintained by a private contractor who keep the beach immaculate and hoppin' in the summer. Don't miss out on the annual Fourth of July Fireworks show that go off at the dam right by the beach. Come take a look at this awesome opportunity and enjoy an affordable option to start your next business venture! Ask agent about seller financing. 25% down gets you in.

Campgrounds For Sale

Campgrounds

A campground is an area of land where people can camp overnight, either in a tent or in their car or recreational vehicle. The largest campgrounds consist of a number of back-to-back sites where one can park their recreational vehicle or pitch their tent. Privately run campgrounds as commercial ventures with improved or unimproved sites have been around for decades and have been gaining in popularity.

Are campgrounds or RV parks profitable investments?

Investing in a campground can be profitable, especially if the property is large enough for back-to-back sites. One must consider that a campground's value is directly related to an area's demand for such property. In addition, the cost of running a campground is much less than more traditional forms of lodging. As long as property does not have restrictions on its use, it can be bought at a relatively inexpensive price. However, any changes to zoning or building codes must be followed to ensure safety for guests and protection from liability suits.

Campgrounds are popular with extended stay guests. These are people who will rent a site for consecutive months. The advantage for the owner is that the longer they stay, the more money they spend on amenities such as groceries, electrical hook-ups and in some cases propane tanks which can be refilled at a profit.

Campgrounds can be run by both individuals and corporations. A smaller campground can be managed by a single individual with an on-site residence, which the owner rents out for additional income. In this case, the property owner is responsible for maintenance, reservation records and overall management of the area. A larger campground may include on staff groundskeepers, sewer dump stations, laundry facilities and even entertainment for children. A more complex organization requires the hiring of staff to fill these roles.

Should I purchase a campground?

There are many challenges that campgrounds face in becoming profitable investments. The most notable is increased competition. With the upswing in camping and outdoor activities, such as fishing and hiking, demand for campgrounds has risen. In addition, many state run sites are underfunded causing them to close temporarily or limit use by recreational vehicles. If a corporation buys property near such an area they may be forced to lower prices to compete.

What should I look for in a campground for sale?

When looking at a campground for sale, an investor needs to consider what makes the property unique and how it differentiates itself from other sites. These factors include:

  • - Size and location of site (i.e. availability of sewer dump stations, proximity to highways)
  • - Number of back-to-back sites available
  • - Amenities on site (i.e. tenting areas, playground, laundry area)
  • - Whether the property is shaded or provides some level of privacy for guests
  • - Accessibility to other recreational activities (i.e. hiking trails, beaches)
  • - Whether the property is located within an established campground community with other amenities such as specialty shops, restaurants and clubs for guests
  • - How far the property is from other amenities (i.e. grocery stores, restaurants)

Buying a campground can be a smart investment:

Campgrounds can be bought for a relatively low cost. They are a simple business which require little staff to manage and operate, although it will require some initial investment for cleaning or renovating facilities. They are appealing to people who want a simpler lifestyle that is not dependent on the office for employment.

Campgrounds can be found in rural, suburban and urban areas throughout North America. The appeal of these camping properties is equal across all demographics due to their accessibility and affordability compared with traditional hotels or resorts. Investing in property used by campers is a great form of investing in real estate. Guests are always looking for places to stay and businesses that provide these accommodations may be less at risk than other areas when it comes to economic downturns, since many campers will continue to use the property even if they cannot afford other vacations.
