Currently, the property is being managed by a third party professional management company. Manage it yourself or keep them in place for easy, passive cash flow. A savvy investor may want to purchase new or used RV's to place in the vacant spaces and rent on a nightly rate, or monthly rate to those who are looking for an affordable place to live or a getaway close to everything. You may even decide to sell the RV's to the tenants or do lease to own or seller carried financing on the sale of those RV's to increase your profits. You may also consider placing luxury, high-end RV's to rent for higher nightly rates--or allow investors to place their RV's there on monthly rates and offer them for rent nightly themselves and generate income from their RV rather than paying to store it somewhere where it doesn't create value. The upside potential of this property is only limited by your creativity! With 3 vacant units at the current moment, this deal could be a 9.4% cap rate with self-management. Get the park to 90% occupancy and it is over a 9% cap rate WITH property management costs included or an 11% cap rate with self-management. The property has an existing assumable loan of approximately $490K at 6.5% interest rate available (Must qualify with bank). Contact Listing agent for loan payment and details.

Clayton Specialty for Sale

Marcus & Millichap is pleased to exclusively offer for sale the Sawmill Station RV Park and Campground, located in Clayton, Idaho the park sits on 7.68 Acres along Highway 75. Originally constructed in 1980 as a Mobile Home Park for employees of the Clayton Silver Mine, it has operated as a Seasonal RV Park and Campground for outdoor recreational enthusiasts since 2020. Sawmill offers guests a total of 54 well-manicured beautiful sites, with both 30 & 50-amp service. Sawmill is one of the premiere destinations and a mecca of sorts for off-road and outdoor enthusiasts. Offering Polaris RZR side by side rentals to guests to explore the many off roading trails in the Salmon River Mountains and old mining trails. The park is also close to the Salmon River, Boulder White Cloud Mountains and wilderness area, and many other outdoor recreation areas where guests can enjoy hunting, fishing, white water rafting, hiking, biking and off course world class off-roading. The Sawmill Station offers 54 RV spaces that can accommodate even the biggest rigs, 25 back in spaces with 30 amp service, 16 back in spaces with 50 amp service, and another 8 pull through sites also with 50 amp service. There are an additional 2 doublewide trailers, 1 singlewide trailer, and 2 tent sites. All RV spaces and trailers offer guests full hookup services. The park currently has a profit-sharing arrangement with the neighboring property to rent their cabins. Guests can expect a safe, clean, fun and leisurely stay while at The Sawmill Station. The property also consists of a gas station, a country store, and a bistro to accommodate all their guests’ needs. Park amenities include private showers and restrooms, fiber optic telephone service, LTE connection and a store for all your essentials. Current ownership of the community has spent a considerable amount of time and capital over the course of the past five years improving the quality of the park, making it one of the most desirable RV or camping spots in the area. Conveniently right off Hwy 75 the park is about 4 miles west of Clayton. Clayton is like going back in time to a small town atmosphere where the main industries are ranching, farming, and tourism. It is 4 hours from Boise, 3.5 hours from Twin Falls, and 2.5 hours from Idaho Falls. Not only can a new owner expect to continue with an extremely well-traveled park that maintains high occupancy the entire season, but they can expect a multi revenue property with businesses that operate year-round such as the gas station that serves the surrounding areas. Centerra Gold has announced that the Thompson Creek Mine near Clayton will restart production in 2027 which opens up the opportunity for the park to be open year-round and accommodate extended stay guests. This would be a great cash flowing asset for an established owner in the RV Industry or a first-time operator that can continue current operations as they currently are.

Campgrounds For Sale

Campgrounds

A campground is an area of land where people can camp overnight, either in a tent or in their car or recreational vehicle. The largest campgrounds consist of a number of back-to-back sites where one can park their recreational vehicle or pitch their tent. Privately run campgrounds as commercial ventures with improved or unimproved sites have been around for decades and have been gaining in popularity.

Are campgrounds or RV parks profitable investments?

Investing in a campground can be profitable, especially if the property is large enough for back-to-back sites. One must consider that a campground's value is directly related to an area's demand for such property. In addition, the cost of running a campground is much less than more traditional forms of lodging. As long as property does not have restrictions on its use, it can be bought at a relatively inexpensive price. However, any changes to zoning or building codes must be followed to ensure safety for guests and protection from liability suits.

Campgrounds are popular with extended stay guests. These are people who will rent a site for consecutive months. The advantage for the owner is that the longer they stay, the more money they spend on amenities such as groceries, electrical hook-ups and in some cases propane tanks which can be refilled at a profit.

Campgrounds can be run by both individuals and corporations. A smaller campground can be managed by a single individual with an on-site residence, which the owner rents out for additional income. In this case, the property owner is responsible for maintenance, reservation records and overall management of the area. A larger campground may include on staff groundskeepers, sewer dump stations, laundry facilities and even entertainment for children. A more complex organization requires the hiring of staff to fill these roles.

Should I purchase a campground?

There are many challenges that campgrounds face in becoming profitable investments. The most notable is increased competition. With the upswing in camping and outdoor activities, such as fishing and hiking, demand for campgrounds has risen. In addition, many state run sites are underfunded causing them to close temporarily or limit use by recreational vehicles. If a corporation buys property near such an area they may be forced to lower prices to compete.

What should I look for in a campground for sale?

When looking at a campground for sale, an investor needs to consider what makes the property unique and how it differentiates itself from other sites. These factors include:

  • - Size and location of site (i.e. availability of sewer dump stations, proximity to highways)
  • - Number of back-to-back sites available
  • - Amenities on site (i.e. tenting areas, playground, laundry area)
  • - Whether the property is shaded or provides some level of privacy for guests
  • - Accessibility to other recreational activities (i.e. hiking trails, beaches)
  • - Whether the property is located within an established campground community with other amenities such as specialty shops, restaurants and clubs for guests
  • - How far the property is from other amenities (i.e. grocery stores, restaurants)

Buying a campground can be a smart investment:

Campgrounds can be bought for a relatively low cost. They are a simple business which require little staff to manage and operate, although it will require some initial investment for cleaning or renovating facilities. They are appealing to people who want a simpler lifestyle that is not dependent on the office for employment.

Campgrounds can be found in rural, suburban and urban areas throughout North America. The appeal of these camping properties is equal across all demographics due to their accessibility and affordability compared with traditional hotels or resorts. Investing in property used by campers is a great form of investing in real estate. Guests are always looking for places to stay and businesses that provide these accommodations may be less at risk than other areas when it comes to economic downturns, since many campers will continue to use the property even if they cannot afford other vacations.
