The project involves the turnkey construction of a logistics, industrial, or crossdocking warehouse on a 5,068 m2 plot located in the Vicálvaro district of Madrid. The urban planning of the area allows for a buildability of 98%, and the warehouse design will be flexible to adapt to the specific needs of the client.
The warehouse will be developed according to the technical specifications of the end user, incorporating up to 11 docks for trailers and 14 for vans, a clear height of 11 m, and a prefabricated concrete structure. It will feature a self-consumption photovoltaic installation and charging points for electric vehicles, enabling the attainment of the BREEAM Excellent sustainability certification. The design will be adaptable to standard logistics or crossdock operations, offering different configurations depending on the type of operation.
In crossdock mode, the warehouse will have 10 loading docks for trailers and 14 docks for vans, while in standard logistics, 3 trailer docks with a vehicle access ramp to the interior of the warehouse are planned. The projected office ratio is 10%. According to the new regulations, the risk associated with the operation will be low in the case of crossdock and medium 5 in standard logistics.
The strategic location 12 km from the center of Madrid allows for agile connectivity and a safe environment for companies and employees.
