Westminster Sports & Entertainment for Sale - Outlying Worcester

Westminster Country Club is an 18-hole regulation-length golf course that appeals to local golfers in north-central Massachusetts. This has been a family-run semi-private golf course since 1957. The property is made up of nine parcels totaling 134 acres. Current improvements include a 16,700-square-foot clubhouse with restaurant and banquet faculty, a 3,300-square-foot pro shop, a 3,150-square-foot maintenance building, and a 1,350-square-foot cart barn. The subject property has several vertical improvements which facilitate the country club and golf course. These include a 16,700 gross square clubhouse, a 3,330 gross-square-foot pro shop with garage, a 3,150 gross-square-foot maintenance building, and a 1,350 gross -square-foot cart barn. These square footages were obtained from the town assessor’s website. The clubhouse is a one and two-story wood frame structure built in 1940. The roof is a flat and hip/gable configuration with asphalt shingles. The first floor of the clubhouse includes a banquet hall that seats up to 225 people; a separate restaurant area that seats 108 people; a full-service kitchen with a walk-in freezer and cooler; restrooms; an enclosed patio and offices. The second level includes an additional bar area currently designated for golf members and men’s and women’s locker rooms. There is a small patio area on the second level. The pro shop is located next to the clubhouse. This is a wood frame structure built in 2003 and divided into two spaces. According to public records, 1,794 square feet is built out as the pro shop and 1,536 square feet is an unfinished garage/storage space. The maintenance building is a 3,150-square-foot steel frame metal warehouse built in 1996. The space is divided into two sections and primarily stores the maintenance equipment for the course. Above-ground fuel tanks are located at the side of the building. Located adjacent to the maintenance building is the golf cart storage building which has 1,350 square feet built in 1982. HVAC units are located on the roof of the clubhouse. Of the 134 acres, a 110-acre area of the Westminster Country Club is classified as 61B private recreation limited protected land. This designation of private parcels restricts the use of land in exchange for a significant reduction in taxes. Under this designation, the land cannot be converted to residential, industrial, or commercial use. Land may be taken out of this classification by notifying the Town and paying back taxes plus a withdrawal penalty tax. In addition, if Chapter 61 lands change use or are put up for sale, the town has the right of first refusal. This provides an opportunity for towns to purchase valuable open space or recreation land, thereby preserving the community.

Charleston Office for Sale - Downtown Charleston

210 Hale Street – Historic Profile & Full Renovation Summary 210 Hale Street, located in the heart of downtown Charleston, WV, is an early 20th-century Italianate commercial building that has served the city for over a century. Recognized as a contributing structure in the Downtown Charleston Historic District, the property is historically noted for its three-story, three-bay façade, decorative Italianate cornice, recessed entrance, and tall vertical window bays. Throughout much of the mid- to late20th century, the building was best known as a longtime home of the Girl Scouts of Black Diamond Council, a landmark use that appears directly in its National Register documentation. Structurally, the building dates to the early 1906 period, a timeframe supported by both historic registry descriptions and early city records. Like many commercial buildings of that era, multiple windows had been boarded up and plastered over beginning in the 1960s, masking much of its original architectural character for decades. A New Chapter – Ownership & Complete Renovation (2017–Present) The building entered a transformative new era when it was purchased in 2017. Over the next several years, all three floors and the full basement were completely remodeled— modernized for today’s needs while preserving the building’s historic charm. Building-Wide Upgrades • All lighting was replaced with LED throughout the entire building. • Luxury Vinyl Plank (LVP) installed on the 1st, 2nd, and 3rd floors. • Extensive electrical upgrades, including added service for expanded commercial use. • Phase 3 electrical added in the basement to support a commercial restaurant kitchen. • Fresh paint throughout the building. • Asbestos Abatement • Plumbing Upgrades • Most doors and digital locks Building Features • Hydraulic elevator at the main entrance providing access to every floor. • Stairwells located at both the middle and rear of the building. • 16-camera, hard-wired video surveillance system installed. • Roof replaced around 2010 by Harris Brothers, per previous owner. • HVAC units for each floor vary in age but are fully functional and professionally serviced twice per year (Fall/Summer and Winter/Spring cycles). • Convenient access to multiple downtown parking options, including the city garage, 900 on Lee Garage, several pay lots, and street parking. Floor-by-Floor Renovation Details FIRST FLOOR – Restored Historic Character The first floor underwent a major restoration to give it a wide-open feel while highlighting some historical features. • Brick walls fully exposed, revealing the building’s original texture and craftsmanship. • Windows uncovered after decades of being boarded and plastered over—fully replaced with modern units that maintain the historic style. • Original structural piers revealed, including wood columns, hand-riveted steel columns, and one concrete column, all now visible architectural features. • Dimmable LED lighting installed for event-ready ambiance. • Two fully remodeled bathrooms. • Prep kitchen added for event use. • Fresh paint and new LVP flooring throughout. SECOND FLOOR – Modernized & Flexible Workspace The second floor received a clean, modern refresh designed for office or mixed-use functionality: • Two updated bathrooms. • New LED lighting throughout. • LVP flooring installed across the full level. • Freshly painted spaces ready for professional tenants or event use or could be remodeled into apartment rentals. THIRD FLOOR – The Signature Transformation The third floor is the most dramatic example of the building’s rebirth. When purchased, almost the entire level was hidden: • The entire floor sat under a drop ceiling, and nearly all windows were boarded up and plastered over. • Renovation removed the drop ceiling to reveal the original metal tin ceiling, which was fully restored. Missing or damaged panels were repaired using tin sections reclaimed from the back portion of the third floor. • Windows uncovered and replaced, returning natural light and the historic appearance. • Brick fully exposed, creating a stunning loft-style aesthetic. • A full granite kitchen was added, complete with modern appliances. • Bathrooms feature granite countertops and updated fixtures. • The elevator façade on this floor was finished with a large custom stone surround, creating a dramatic visual anchor. • The level includes a custom conference room unlike anything else downtown: o A hand-built reclaimed wood table, o Designed with embedded metal shavings inside a clear acrylic top, o Internal lighting within the table for a distinctive, signature centerpiece. This floor is now a showpiece—ideal for events, meetings, photography sessions, and upscale office use or could be easily transformed into a luxury downtown penthouse. BASEMENT – Restaurant & Bar Conversion The basement was the final phase of renovation and is now an active bar/restaurant/event space: • Phase 3 electrical service added to power commercial kitchen equipment. • New commercial kitchen installed, including: o Brand-new equipment in most stations, o New exhaust hood, o Layout designed for high-efficiency service. • Building operations do not currently use grease, so a fire suppression system is not required. • Space finished to serve as a stylish hospitality venue connected to the Hale Street nightlife footprint. • Brick exposed and sealed. • Original concrete pillars exposed and sealed. • Concrete stamped ceiling exposed and sealed. • 1 of a kind ghost murals painted by now deceased and wildly talented Jesse Corlis. Today 210 Hale Street now stands as a fully restored, modernized, and historically anchored mixed-use property—featuring event venues, office space, and hospitality operations. What was once a boarded-up office building with hidden architectural detail has become a vibrant cornerstone of Charleston’s downtown revival, one that blends historic preservation, modern functionality, and upscale design across all four levels.

Twin Peaks Hospitality for Sale - San Bernardino

Strands Realty Group is pleased to exclusively present The Perch at Twin Peaks, a 13-cabin boutique retreat venue set on approximately 4 acres in the San Bernardino Mountains, just minutes from Lake Arrowhead and under two hours from Los Angeles. Tucked among mature pines at roughly 6,000 feet elevation, The Perch offers a rare blend of privacy, character, and accessibility that has attracted everyone from corporate retreat groups and wellness practitioners to wedding parties and creative professionals. The property comprises thirteen detached cabins with a total of 23 bedrooms and 16 bathrooms, thoughtfully arranged around a central barn and common outdoor areas. Most cabins have been extensively renovated with eclectic, mid-century-inspired interiors while preserving their original 1930s mountain-cabin exteriors, creating a warm, design-forward environment that feels both nostalgic and contemporary. A large in-ground pool, currently empty and awaiting full rehabilitation, and one cabin in need of complete renovation (Cabin 11) represent clear, tangible value-add components for the next owner. Legally recognized by San Bernardino County as a non-conforming lodging use predating current zoning, The Perch operates outside of the County's STR ordinance and may continue to rent its cabins on a short-term basis without additional land use approvals—an increasingly rare advantage in California's mountain resort markets. The property's flexible layout supports a variety of use cases: full buyouts for corporate offsites and wellness retreats, intimate micro-weddings utilizing the barn and outdoor gathering spaces, or a hybrid model combining group events with individual cabin bookings. Recent high-profile events, including a Vogue-featured celebrity wedding, have elevated The Perch's brand profile and demonstrated its appeal as a destination venue. Offered with all real estate, business operations, furnishings, website, systems, and social media included in the sale, The Perch at Twin Peaks presents an exceptional opportunity for a retreat operator, wedding venue owner, or boutique hospitality investor to acquire a highly visible, experiential mountain asset with meaningful upside through the completion of existing improvements, activation of the pool, and curated expansion of wellness and outdoor amenity offerings.

Dunlap Flex for Sale - Sequatchie County

Discover an exceptional opportunity in the city limits of Dunlap — a property engineered for flexibility, visibility, and growth. Formerly the well-known “Dunlap RV” lot and currently serving as a sports facility, this expansive building offers a dynamic, multi-use footprint that easily transitions to a high-end events venue, wedding chapel, banquet hall, brewery/restaurant concept, ATVs/car-dealership, entertainment complex or office/warehouse hybrid. Highlights include: Generous heated/cooled showroom space (~3,870 SF) with 12-ft ceilings — ideal for large gatherings or showroom displays. Separate warehouse area (~1,900 SF) including four 15-ft bay doors — perfect for storage, workshop use, vehicle display or service operations. Nearly 3 acres of land (with ample frontage on SR-28) providing parking, outdoor staging, signage exposure, and future expansion room. Central Tennessee-Georgia corridor location: Dunlap is positioned between Nashville, Knoxville and Atlanta, with Chattanooga just ~25 minutes away. Recently renovated restrooms (women’s and men’s) and building improvements completed in 2022 support a move-in ready presentation. Opportunity Zone designation offers potential tax advantages for qualified investors. Events & hospitality: The open floorplan and high ceilings make this ideal for weddings, receptions, private parties, corporate retreats, sports leagues or performance venues. Add decorative finish-outs and you’ve got a premium rental site in the scenic Sequatchie Valley region. Retail/showroom/experience center: The prior RV orientation shows the site is set up for large display vehicles, high traffic and drive-through capability—maintain that concept or convert to a car/ATV/boat dealership, outdoor gear showroom or experiential brand pop-up. Mixed-use / hybrid: Combine front office/showroom space with rear warehouse bay doors and storage—great for trades, fabrication, distribution, or workspace + event space synergy. Investment/owner-user friendly: The single-tenant building on nearly 2-3 acres offers flexibility: hold as an income-producing asset or occupy and grow your enterprise. With its superb location, ample parking and land, multi-functional interior and recent upgrades, 6031 SR-28 represents a rare “blank-canvas” commercial property in the region with immediate utility and expansion upside. Whether you’re looking to launch a high-end event venue, consolidate a business with showroom + warehouse, or capture long-term value as a landlord, this asset delivers scalable options. What is a wedding venue?

A wedding venue is typically a large building, or sometimes an open-air site, that is available for weddings and wedding receptions. These venues are typically all in one solution for your wedding with a large ballroom or banquet hall. Often the entire property is yours to use for your wedding.

Weddings continue in popularity around the world and there is a growing market for venues that can provide you with a complete service from ceremony to dinner to dancing all under one roof.

What types of wedding venues can purchase?

There are several types of properties that can be wedding venues that you could buy, including:

  • - Country Club
  • - Castle or Manor House
  • - Small exclusive Hotel with ballroom and restaurant facilities
  • - Boutique hotel with wedding facilities
  • - Private Mansion House
  • - Exclusive vacation resort or retreat
  • - Historic site
  • - Anything in between

Typically, zoning regulations and capacity limits may limit the number of people on property, so make sure to check with your local broker to get more information.

What is the difference between a wedding venue and a banquet hall?

A banquet hall is typically a large space for holding catered events, like weddings or conventions. A wedding venue on the other hand, is not just a big room capable of seating lots of people. Wedding venues are typically complete packages with all the amenities you need for a wedding. Wedding venues also specialize in just weddings so they have the expertise to provide everything a wedding needs.

What should be considered when purchasing a wedding venue?

Location: Ensure that there is proper demand for the area and that the actual location is accessible during as much time of the year as possible.

Capacity: Be sure that your venue will accommodate the number of guests you plan to be able to handle.

Amenities: Ensure that the venue has all the amenities you are looking for. This includes space for a dance floor, proper commercial kitchen, grounds for outdoor portions of the wedding, and accommodations for the bridal party.

Facilities: Carefully consider what types of event can be hosted at your proposed location. Focusing on just weddings is a specific business decision, but having flexibility in your facilities may allow for additional revenue during less popular times of the year.

What other considerations are there when purchasing a wedding venue?

Insurance, taxes, and cost of utilities are other factors to keep in mind as wedding venues work year-round and should accommodate all kinds of weather and timing of events.

Many people who are interested in purchasing a wedding venue have already run other types of businesses like a restaurant or catering service. This may be particularly helpful when considering buying a wedding venue since you already understand what it takes to run a business in that service industry.

Reach out to a local broker to get a better understanding of the market for wedding venues in your area.
