HATCHlabs @ 5370 Alhambra is Los Angeles's original purpose-built commercialization infrastructure facility — a 2020 APA Los Angeles Planning Award winner recognized for Economic Planning and Development, and the first privately developed, multi-tenant technical lab facility in the East LA Bioscience Corridor. Supported at inception by the Mayor's Office of the City of Los Angeles, the Los Angeles Economic Development Corporation, and the California Life Sciences Association, this is not a retrofitted warehouse or converted office building. It was engineered from the ground up for companies doing real technical work.
Built for Companies That Have Outgrown Academic Labs, Incubators, and Accelerators
The most persistent gap in the Los Angeles innovation ecosystem is the space between an incubator bench and a full institutional campus. HATCHlabs was designed specifically to fill that gap. Private furnished suites starting under 1,600 SF give early-stage and growing companies dedicated, lockable, operationally capable space without the capital commitment, long-term lease obligation, or buildout timeline of larger facilities. Flexible lease terms — including short-term options — are available. Suites are combinable as companies grow.

Infrastructure That Took Years and Significant Capital to Build — Already In Place
Finding technical space in Los Angeles that actually supports lab operations is genuinely difficult. Generic flex industrial buildings do not have what HATCHlabs has. Every suite at 5370 Alhambra includes direct venting and floor drains. The building delivers 800/1600A, 208Y/120V three-phase power with ceiling heights ranging from 12'6" to 24' clear. BSL1 and BSL2 laboratory operations are supported across multiple suites. A City of LA permitted 40 KVA / 32 KW three-phase standby generator with Level 2 acoustic enclosure provides critical backup power to lab suites — installed, permitted, and operational. High-speed fiber, loading access, and a shared lobby are standard.
Shared building infrastructure reduces individual tenant cost and buildout complexity: conference room, freezer capacity, chemical storage, waste handling, and heavy ventilation and mechanical systems are available across the tenant community. A technical company moving into HATCHlabs does not need to spend 6 to 18 months or significant capital building the infrastructure it needs to operate. It is already here.
